The Texas Real Estate Commission (TREC) requires every Texas real estate license holder to provide this Information About Brokerage Services notice (IABS) to prospective buyers, tenants, sellers, and landlords at the first substantive contact.
The notice explains the four ways a license holder may represent a party in a real estate transaction (representing the seller/landlord only, representing the buyer/tenant only, representing both as an intermediary, or as a subagent), the duties owed under each, and the brokerage's contact information of record.
